Defence of Foreign Nationals in Criminal Proceedings in the Republic of Croatia

In addition, such defendants are generally unfamiliar with the rules governing criminal proceedings in the Republic of Croatia and have no prior experience with the Croatian criminal justice system.
Notarial Escrow in Real Estate Purchase Transactions – Payment Security and Buyer Protection
The purchase of real estate is one of the most significant financial decisions that an individual or a company can make. Due to the value of the transaction and the complexity of the ownership transfer procedure, the mere fact that a purchase agreement has been concluded is not sufficient to provide the buyer with complete legal security. In real estate purchase transactions, it is particularly important to properly regulate the period between the conclusion of the agreement, the payment of the purchase price, and the final acquisition of ownership rights. It is precisely during this period that the buyer may be exposed to certain legal and financial risks, which is why appropriate protection mechanisms should be established in advance. One of the most effective protection mechanisms of this kind is the notarial escrow of the purchase price, i.e. a procedure in which the funds are not transferred directly to the seller but are deposited with a notary public until the previously agreed conditions have been fulfilled.
Registration of Heirs in the Land Registry Based on a Final and Binding Inheritance Decision
Inheritance of real estate does not always end with the issuance of an inheritance decision. After the heirs and the rights belonging to them have been determined in probate proceedings, it is necessary to ensure that the new ownership status is properly recorded in the land registry. For real estate owners in Croatia, especially those who have their residence outside Croatia, proper land registry registration represents a key step in protecting their rights and enables the smooth disposal of inherited property.
