Purchasing the land on which you intend to build
How to find out if the land is classified as building land is one of the most important questions you should ask yourself before buying the land on which you plan to build. Of course, if you intend to build something, you should definitely consider the lands that are classified as building land.
Therefore, whether the land is intended for building can be checked by examining publicly available information. You can inspect the real estate cadastre for the area where the land is located.
Plot registered as agricultural land
It should be noted that it is not necessary to buy building land if we plan to build real estate. It can also be agricultural land, but in that case, we need to take certain actions to convert the land into building land.
According to the Agricultural Land Act (Official gazette “Narodne novine” nos. 20/18, 115/18, 98/19), agricultural land is a domain of interest to the Republic of Croatia, and therefore receives special protection. Agricultural land includes arable land, gardens, meadows, pastures, orchards, olive groves, vineyards, ponds, wetlands and other land where agricultural production is possible.
Based on the said Act, municipalities and cities adopt programs for disposal with agricultural lands in their area, and conversion of land from agriculture land to building land is permitted, but with several conditions.
Therefore, if we decide to to buy land that is registered as agricultural, it is necessary to convert the land into building land.
